When is rent due?
Rent is due on the 1st of each month. Set up autopay in the portal so a busy week never turns into a late fee.
What counts as an emergency?
No heat, flooding or active water damage, gas smell, sewage backup, or anything affecting safety. Call the 24-hour line for those — do not submit a portal ticket and wait.
How do I apply for a home?
Every vacancy has an Apply now link. Applications are online, and every adult 18 or older applies separately.
What do I do about frozen pipes?
Open cabinet doors under sinks, keep a trickle of water running, and call us. Never thaw a pipe with an open flame.
How do I give notice?
Written notice through the portal, per the timeline in your lease. We'll schedule a pre-move-out walkthrough so there are no deposit surprises.
